What the market actually charges
What an end of tenancy clean actually costs.
It helps to know the going rate before you judge a quote. Checkatrade's cost guide puts local independent cleaners from about £150 a job, national brands from about £235, and the UK average around £260. Our ladder starts at £149 for a studio and tops out at £349 for five bedrooms and up.
So we are at the independent end of that range, with the guarantee and the paperwork a national brand gives you. If a quote lands far under the independent floor, the money has to come from somewhere: fewer hours, no insurance, or a bill that grows once the van is outside.

What affordable actually means
Cheap quotes, and what they hide.
Search for a cheap end of tenancy clean and you will find quotes well under ours. Some are honest. Plenty grow on the day: a condition extra here, a travel charge for a stair with no lift, equipment fees nobody mentioned on the phone. And the cheapest quote of all is the cleaner who never turns up, the day before your checkout.
The real cost of a bad clean is not the fee. It is the failed checkout: a deduction comes off your deposit at the standard the inventory sets, and a rushed two-hour visit does not reach it. Affordable is the total you actually end up paying, deposit included.

Fixed, not hourly
Why a fixed price beats an hourly rate.
An hourly rate looks cheaper on the phone and is the worse deal at a checkout. The clock rewards slow work, and it puts the risk on you: if the oven takes an extra two hours, that is your bill, and if the money runs out before the job is finished you are the one explaining a half-done flat to the agent.
A fixed price moves that risk to us. Studio £149, 1-bed £179, 2-bed £219, 3-bed £259, 4-bed £299, 5+ bedrooms from £349, with every add-on listed next to it. A stubborn oven or a heavy bathroom is our problem, not a line on your invoice. The hours on the price list are how long we expect to be there, not what you are charged for.
Behind the number sits the 48-hour re-clean guarantee, a timestamped photo record of the finished clean and an itemised receipt. If the agent flags anything, we come back free. That is what makes a fixed price genuinely affordable: you are not paying twice.
Pay less, honestly
How to keep the cost down.
There are real ways to pay less. Book ahead: a planned slot is easier to fit than a late scramble, and the summer weeks in the student belt go first. In a shared flat, split one fixed price between flatmates. Do the unskilled prep yourself before we arrive: empty every cupboard and wardrobe, clear the surfaces, get the bins out. Our hours then go on the checkout lines rather than the clutter.
And read your check-in inventory before you buy add-ons. You owe the flat the standard it was given to you in, not better. If the oven was not deep-cleaned at check-in, you do not need to pay to hand it back cleaner than you got it.

What tenants ask when they are comparing quotes.
Is £149 really the full price?
For a studio in standard condition, yes. The ladder rises by property size, and add-ons are listed with their own prices. We confirm the final number in writing before we start, and it does not change afterwards.
Why are some quotes cheaper than yours?
Some firms quote low and add extras on the day, and some quote a visit too short to reach checkout standard. Compare the total you will actually pay, whether the guarantee is in writing, and what happens if the agent flags something.
Do you price per hour?
No, per property. An hourly rate rewards slow cleaning and leaves you carrying the risk if the job runs long. Our number is fixed before we start, so the extra hours are ours to absorb.
Do you charge extra on the day?
No. The price is agreed in writing before we start. If a flat turns out to be in significantly worse condition than described, we talk before we begin, never after.
Can we split the price in a flat share?
Yes. One booking, one fixed price, split however you like. Most flats divide it by the number of tenants.
What is included at that price?
The full room-by-room checkout clean: kitchen, bathrooms, bedrooms, living space, skirtings, windows inside, with all kit and products included. Appliance deep cleans are priced add-ons.
