How it works for a shared flat
One clean, split between the flat.
You book one clean for the whole property at one fixed price, then split it however you like between flatmates. Most flats just divide it by the number of tenants. We clean every bedroom, every bathroom, the kitchen and all the shared space to checkout standard.
In a student let the shared kitchen and the oven take the most work, so that is where we start. It is where the checkout is won or lost.

Joint tenancy, joint deposit
One deposit with everybody's money in it.
Most Edinburgh student flats are let on a single joint tenancy. The deposit is lodged with the scheme as one sum and comes back as one sum, so a deduction for one grimy oven comes out of the pot everybody paid into. That is the real reason a shared flat books one proper clean rather than four half-hearted ones.
It also means the paperwork wants to be in one place. We confirm the fixed price in writing before the clean, and after it we send a timestamped photo record and an itemised receipt that any flatmate can forward to the agent or the deposit scheme.

When half the flat has already left
Keys, parents, and flatmates who have gone home.
By checkout week, half the flat has usually gone home already. That is fine. One flatmate books, we sort access with whoever still holds a key, or directly with the letting agent, and the whole flat gets the same photo record of the finished clean.
Parents can book and pay on the flat's behalf. We confirm the fixed price in writing before the clean and send the itemised receipt after, so the paperwork is clean for whoever paid and ready for the deposit scheme if the agent proposes a deduction.

The student checkout
What agents check in a student let.
Student flats get a detailed checkout, especially where the landlord supplied a photo-heavy inventory and the flat is a licensed HMO. After a year of a full flat, the grime builds up in the places a quick tidy misses.
The usual focus points are the oven, the shared bathroom, bedroom skirtings and window tracks, the inside of every cupboard and wardrobe, and the common stair door if it is on the inventory. We clean to the inventory, the same document your agent marks against.
Timing and cost
Book early for the summer changeover.
Edinburgh has about 62,000 full-time students, and roughly 27,000 of them live in shared private flats and other HMOs, on the universities' own Student Living figures. Almost all of those tenancies end within a few weeks of each other, which is why late June and July are the tightest weeks of our year.
Book as soon as your checkout date is set, not the week before. Pricing starts at £149 for a studio and rises up the ladder by number of bedrooms, and the number is fixed in writing before we start.
A thorough vacuum is included. If the carpets are marked after a long tenancy, add carpet shampooing to the quote.

What student flats ask before they book.
Can we split the cost between flatmates?
Yes. You book one clean for the whole flat at one fixed price, then split it however you like. Most flats divide it by the number of tenants.
How much is it for a student flat?
It depends on the number of bedrooms. A 3-bed is £259 (about £86 each between three flatmates), a 4-bed is £299 (about £75 each), and 5+ bedrooms start at £349 (about £70 each between five). Tell us the property and we will give you a fixed quote.
We are on a joint tenancy. Does that change anything?
It raises the stakes rather than the price. A joint deposit is lodged as one sum and returned as one sum, so a cleaning deduction for one room comes out of money everybody put in. One clean to one standard is the cheapest way to protect all of it.
Half our flat has already moved home. Can we still book?
Yes, this is normal for student checkouts. One flatmate or a parent books, we arrange key collection with whoever still has access or with the letting agent, and everyone gets the same photo record of the finished clean.
Can a parent book and pay?
Yes. Parents book student cleans all the time. We confirm the fixed price in writing before the job and send the itemised receipt to whoever paid.
Do you clean HMOs and shared flats?
Yes, and it is a big part of what we do in Edinburgh. There were 6,797 licensed HMOs in the city at 31 March 2025, 44% of Scotland's total, on gov.scot figures. Shared kitchens and bathrooms take the most work, and that is where a student checkout is won or lost.
Do carpets cost extra?
A thorough vacuum is included. Carpet shampooing is a separate add-on, worth it for a long student tenancy with marked carpets or if your agreement asks for it.
When should we book?
As early as you can. Edinburgh student moves cluster in late June and July, and the good slots go first.
Will we get our deposit back?
We clean to the inventory standard the agent checks against, and back it with a 48-hour re-clean guarantee. Cleaning is consistently reported as one of the leading causes of deposit deductions, and it is the easiest one to avoid.
