Severe mould removal is the specialist treatment of mould that has gone past a surface problem. A standard end of tenancy clean handles light mould on tile grout, sealant and window reveals. Black mould is the most searched for but it is not the only kind that matters. Several species grow in Scottish flats and they do not all respond to the same treatment. A team that identifies what it is looking at before it treats is doing the job properly.

Mould is almost always a symptom of moisture. In Edinburgh that is usually one of four things: condensation in a cold stone-walled flat with washing drying indoors, a leak from the flat above, a defect in a common roof or gutter, or a ground-floor or basement flat taking damp from below. Clear the mould without finding the source and you are booking the same job again next winter.

When you'd need this

The work

What a mould remediation specialist does.

Remediation is more involved than cleaning. The team works through identification, containment, removal, treatment and root-cause assessment.

Identification comes first. The team looks at the growth, sometimes takes a sample, and works out the species and how far it has gone. It matters, because different species take different chemistry, and surface growth is a different job to mould that has got into the fabric.

Containment seals the affected zone with sheeting and taped seams so spores do not travel through the rest of the flat during the work. HEPA-filtered air scrubbers run alongside to catch what goes airborne.

Removal follows. Surface growth is cleaned with antifungal chemistry. Anything that has penetrated plaster, sealant or timber comes out with the material. No chemical pulls mould back out of saturated plaster, and in a tenement that often means taking off a section of old lath-and-plaster rather than skimming over it.

Treatment then goes onto the substrate underneath, so any spores left behind do not regrow. That is a different chemical to the cleaning agent and it is left to dry rather than wiped off.

Root-cause assessment closes the job. Condensation, a leak, cold bridging, blocked or missing ventilation, a failed gutter or a shared roof defect. Where the source is in common property, the repair is shared between the owners in the stair under the Tenements (Scotland) Act 2004, and the team report is what you take to the other owners or to your factor.

Is black mould dangerous?

Heavy exposure can affect breathing, particularly for asthmatics, young children, older residents and anyone immunocompromised. NHS advice is to remove mould rather than live with it. If a GP has raised it with you, treat the job as a priority rather than a winter chore.

Why does my mould keep coming back?

Almost always because the moisture source was never fixed. Condensation in a cold flat with washing drying indoors, a slow leak from above, cold bridging, a dead extract fan, a blocked gutter or a defect in the common roof. A team that does not assess the source is treating a symptom.

Can you treat mould without taking the plaster off?

Sometimes, while the growth is still on the surface. Once it is into old plaster or sealant, the material has to come out, because no chemical pulls it back out again. The team tells you at the assessment which of the two you have.

Will the mould spread through the rest of the flat during the work?

Not if the work is done properly. The zone is sealed with sheeting and HEPA-filtered scrubbers run while the work is live. Done badly, remediation spreads spores around a flat. Done properly, it contains them.

I rent, and my landlord will not act. What can I do in Scotland?

Document it with dated photographs and put your request in writing to the landlord or letting agent. A private rented home has to meet the repairing standard set out in the Housing (Scotland) Act 2006, which applies through the private residential tenancy regime. If nothing happens, you can apply to the First-tier Tribunal for Scotland (Housing and Property Chamber), which can order the landlord to carry out the work. Environmental Health at the City of Edinburgh Council is the other route, and private landlords also have to be registered with the council.

I am a landlord. Where does this leave me?

The repairing standard requires a let property to be wind and watertight and in reasonable repair, and a tenant who believes it is not met can apply to the First-tier Tribunal for Scotland (Housing and Property Chamber). Where the cause sits in the common roof, gutters or stair, the repair is shared with the other owners under the Tenements (Scotland) Act 2004. A documented remediation with a root-cause note is the cleanest answer to either.

Does treatment stop the mould coming back?

Treatment on its own does not. Root-cause work does. A proper job identifies why the moisture is there and either recommends or carries out the fix: extract fan, leak repair, ventilation change, gutter or roof repair through the stair. The scope is agreed with you at the assessment.
