When biohazard cleaning is the right call.

Arrival is in unmarked vehicles where you ask for that. Protective kit is full coverage: coveralls, double gloves, a respirator with the right filter, eye protection, sealed boots. The contaminated zone is marked off before any cleaning starts, and in a flat that usually means sealing the hall so nothing tracks out to the stair.

Cleaning uses hospital-grade chemistry, typically hypochlorite-based or peroxide-based depending on what is being dealt with. Porous materials that have absorbed contamination, so carpets, soft furnishings and sometimes plasterboard or floorboards, come out, go into hazardous-waste containers and are removed through licensed channels. Not the communal bins, not a skip.

Hard surfaces are cleaned, disinfected and checked. Odour work uses ozone or hydroxyl generators, which break the smell down rather than covering it with fragrance. Bare floorboards and old lath-and-plaster hold smell far longer than modern plasterboard, so this stage often runs longer in a Victorian flat than people expect.

Clearance paperwork comes at the end: a certificate of cleanliness for the insurer, the landlord or a sale, and waste-transfer notes showing where the waste went.
