Post-build cleaning is the specialist clean of a property after construction, renovation or refurbishment. Dust from cutting plasterboard, sanding timber and drilling masonry is far finer than household dust and it clings to surfaces through static. Domestic kit pushes it around. The work

What a post-build specialist actually does.

Post-build cleaning is a top-down, every-surface job. The team works through the property in a sequence that does not re-dirty what has already been done.

Vacuuming uses HEPA-filtered equipment rather than domestic machines, which recirculate the finest dust straight back into the room. Every reachable surface gets vacuumed, including walls, ceilings, cornice, light fittings and rails. Dust left on a high surface drops as soon as the heating goes on, which is why a flat cleaned with the wrong kit needs cleaning again a fortnight later.

Hand-wiping follows the vacuum across every surface and fitting. Damp microfibre on most things, specific solutions for glass, tile and stainless steel. Sockets, cracks and vent grilles are done individually.

Builder marks come next: plaster splashes on tiles, paint flecks on glass, sealant on worktops, mortar smears on floors. Blades on glass where paint or sealant has set hard, and the right treatment where a floor is natural stone or original timber rather than something modern and forgiving.

Windows are cleaned inside and out where access allows, and sash runs, tracks and vents are vacuumed then wiped. Extract grilles come off, get cleaned and go back on.

Floors are last: full vacuum, then mop, polish or seal to suit the surface, and a steam clean where protected carpet has still taken dust. In a tenement the team usually finishes with the section of the stair the trades have been carrying through, because the neighbours notice that before they notice anything inside the flat.

Should the builder include post-build cleaning in the quote?

Some do, many do not, and plenty include a sweep and a bin run that is nothing like a post-build clean. If you want the flat ready to hand over without doing a weekend of it yourself, a specialist clean is what gets it there.

How long does a post-build clean take?

It depends on size and scope. A one-bed flat after a kitchen refit can be a day. A four-bed house after a full refurbishment is usually two to three days. A commercial fit-out can run a week. The team confirms the timeline with the quote.

Can the clean happen while snagging is still going on?

Usually not. Snagging makes new dust and the clean has to be repeated, so it is better booked for after snagging is signed off even if that moves the move-in date by a day or two.

What is the difference between a post-build clean and a deep clean?

A deep clean is for a lived-in property and goes after grease, grime and daily residue. A post-build clean is for a finished build and goes after construction dust, builder marks and every-surface sanitation before anyone moves in. Different kit, different chemistry, different scope.

Do you clean windows outside as well?

Where access allows, yes. Ground-floor and ground-accessible windows are done inside and out as standard. Upper floors in a tenement need external access arranged, and the team quotes that separately rather than assuming it.

New-build handover from a developer. Is the clean their job?

Usually, though the level varies. A lot of developer final cleans are a builder sweep. If your snagging list has dust on light fittings, paint on glass or mortar marks on floors, a specialist post-build clean is what clears those items.

Our flat is on the third floor with no lift. Is that a problem?

No, but it should be in the quote rather than a surprise on the day. Kit, water and waste all come up and down the same stair, so the team plans the load-in and usually cleans the section of stair they have been using before they leave.
