What it is
What post-pest cleaning covers.
Cleaning after pest control is the deep clean and sanitisation of a property once an infestation has been treated. The pest control firm deals with the infestation. What it leaves behind, meaning droppings, urine, nesting material, contaminated food, dead pests and soiled insulation, is a separate job with different chemistry, different protective kit and different waste handling.
It is not optional in most cases. Rodent urine carries a real infection risk. Cockroach droppings carry allergens that set off asthma. Bedbug eggs survive most domestic cleaning. Skip the cleanup and both the health risk and the odds of re-infestation stay in the property.
In a tenement there is a second reason to do it properly. Mice move between flats through shared voids, pipe runs and the gaps around service risers, so one treated flat is rarely the whole story. Cleaning up the food source in your own flat is part of keeping them out of it.
When you'd need this
Common post-pest cleaning scenarios.
Most of these calls come from landlords, letting agents and tenants once treatment has finished. Edinburgh had 6,797 licensed HMOs at 31 March 2025, 44% of the Scottish total according to gov.scot housing statistics, so a good number of them are shared flats where a licence, an agent and several tenants are all waiting on the same clean. The situations below are the common ones.
- Rat or mouse infestation treated, often after they came in from a shared bin store or the voids between flats. Droppings, urine and nesting material across more than one room, usually a biohazard-grade clean.
- Cockroach infestation treated. Droppings, egg cases and allergens through the kitchen, behind appliances and under the floor.
- Bedbug treatment finished. The insects are dealt with; the flat needs a thorough clean and any remaining eggs targeted.
- Fleas after pets. Carpets, soft furnishings and the gaps behind skirtings all need treating.
- Wasp nest removed from a roof space or a dormer, with debris left behind.
- Gull or pigeon fouling on a roof, a dormer or a lightwell. Guano cleanup is a biohazard category on its own.
- Squirrels or mice in a loft, where the insulation has been soiled and needs replacing rather than cleaning.
The work
What the specialist does after the pest control firm leaves.
The team starts where pest control stops. Protective kit goes on, at minimum a mask, gloves and eye protection, and full kit for rodent or bird work. First job is removing droppings, nesting material and any dead pests, sealed into containers for licensed disposal.
Soiled insulation is the most missed part of the job, particularly in a loft or a boxed-in duct. Rodent urine soaks into insulation and the smell stays for months until the material is taken out. The team assesses that and quotes removal and replacement where it is needed.
Hard surfaces are cleaned with industrial disinfectant: behind appliances, inside cupboards, along skirtings, under the floor where access allows, and into ducting. Cockroach cases need particular attention to ducting and to the cracks where eggs sit.
Soft furnishings are assessed one by one. What can be saved is deep-cleaned, with heat treatment for bedbug cases and steam for fleas. What cannot is bagged and documented for the landlord file.
Final sanitisation uses chemistry matched to the pest. The team confirms the property is clear in writing. The pest control firm should already have issued its treatment certificate, and the cleanup record sits on top of it.
- Protective kit matched to the pest, at full biohazard level for rodents and birds.
- Droppings, nesting material and dead pests removed in sealed containers.
- Soiled insulation removed and replaced where needed.
- Industrial disinfection of hard surfaces, behind appliances and into ducting.
- Heat or steam treatment for soft furnishings after bedbugs or fleas.
- A written cleanup record to sit alongside the pest control treatment certificate.
- Coordination with the pest control firm so nothing is cleaned too early.
Process
From your call to a property safe to live in.
1. You tell us about the infestation
Quick form, photos of the affected areas if you can, the type of pest, and whether treatment has finished or is still running. That detail goes to the team before they ring you.
2. We match it to a vetted team
Mon to Fri 9 to 5 we call within the hour. We name the team we are putting it to and what we checked: public liability cover, waste carrier registration where contaminated waste is being carried, and background checks where the property is occupied.
3. Coordination with the pest control firm
The team confirms with the pest control firm that treatment is complete before cleanup starts. Where treatment is still running, the clean is booked for after it finishes rather than cutting across it.
4. Cleanup and sign-off
A typical flat runs one to three days. Lofts and commercial units take longer. You get a written cleanup record at the end which, alongside the treatment certificate, is what a landlord, a letting agent or an environmental health officer will want to see.
Why come through us
You should not have to project-manage two trades.
Pest control and post-pest cleaning are two separate jobs done by two separate firms. Arrange both yourself and you are holding two quotes, two timelines and two scopes together while living somewhere you would rather not be.
Come through us and we brief the cleanup team on the pest situation up front. They deal with the pest control firm directly where that is needed. One timeline, one scope, one set of paperwork at the end.
Vetted means something specific here. We check public liability cover, waste carrier registration where waste is being carried, and background checks on anyone entering an occupied home. We name the firm and say what we checked when we introduce them.
It costs you nothing. The team quotes you, or your landlord, directly. We are paid a referral fee by them after the job.
Pricing
How post-pest cleaning is priced.
Pricing depends on the pest, how far the contamination has spread, whether insulation or soft furnishings have to be replaced, and the size of the property. A single room after fleas and a whole flat after rodents with loft insulation out are different jobs.
Some landlord cases run through buildings insurance, though infestation cover varies a lot between policies. Where a landlord proposes a deduction from a deposit and the tenant disputes it, the deposit sits with one of the three approved Scottish schemes, SafeDeposits Scotland, Letting Protection Service Scotland or MyDeposits Scotland, and their free adjudication decides on the evidence put in front of it. A written cleanup record and the treatment certificate are the kind of evidence that gets looked at.
We never add a markup. The price the team quotes is the price you pay.
Our partners
The Edinburgh specialists we work with.
We connect post-pest cleaning customers with three vetted Edinburgh specialist partners, and we pick the right one for each case on certifications, availability and the specifics of the job.
Lead specialist for post-pest cleaning: Vetted biohazard and trauma cleaning team. Rodent and bird cleanup is biohazard work, so it goes to teams with the protective kit, the disinfection chemistry and the licensed disposal to match, plus the written record a landlord or an environmental health officer will ask for. We name the firm and what we checked when we make the introduction. We check public liability cover, licensed hazardous-waste disposal and background checks before we refer anyone.
Also available: Vetted clearance and heavy-clean team and Vetted restoration and post-build team. Waste carrier registration and background checks for occupied homes are confirmed before we make an introduction. Public liability cover and the paperwork an insurer will ask for are confirmed before we put a name forward.
You don't choose the specialist yourself. On our call after you submit the form, we'll match your case to the right partner based on certifications, current availability, and the specifics. You pay the specialist directly. We never add a markup.
Related specialist services
Post-Pest Cleaning cases often overlap with other specialist work.
Specialist cases rarely fit one category cleanly. If your situation involves more than one of the services below, mention it on the form. We'll match you to a specialist who handles both, or connect you with two partners working together.
- Biohazard cleaning. Rodent and bird cleanup is biohazard category work, using the same protective kit and the same licensed disposal route.
- Hoarder cleaning. Long-term accumulation is what fed the infestation in a lot of these flats, so the clearance and the cleanup are usually handled together.
- Severe mould removal. Soiled insulation and nesting material hold damp, and mould turns up in the same voids once the pests are gone.
FAQ
Cleaning After Pest Control FAQs
Common questions about post-pest cleaning in Edinburgh.
Do we still need cleaning if pest control has already treated the property?
Yes, in almost every case. Treatment ends the infestation but does not remove droppings, urine, nesting material or contaminated surfaces, and that is where the health risk actually sits. Leaving it also leaves the food source and the scent trail that bring the next lot in.
How soon after treatment can the cleanup happen?
Usually a day or two, once the pest control firm confirms treatment is complete. Some treatments need a few days to finish working before cleaning is safe or sensible. The team checks that with the pest control firm rather than guessing.
We had rats. Is this a biohazard job?
Yes. Rodent urine carries a real infection risk, so cleanup runs under biohazard rules with full protective kit and licensed disposal of contaminated waste. Do not take it on yourself with a mop and a domestic vacuum.
What about loft insulation the mice have been in?
It comes out and gets replaced. Smell and bacteria soak into insulation and no amount of surface cleaning gets them back out. The team quotes removal and replacement as part of the job where the loft is affected.
Does the specialist treat bedbugs as well?
No. Treatment, whether heat or chemical, is the pest control side of the work. The cleanup team handles the deep clean afterwards, including heat or steam treatment of soft furnishings and removal of anything that cannot be saved. Bedbug eggs survive a lot of domestic cleaning, so the targeting matters.
My landlord will not organise the cleanup. What can I do in Scotland?
Document it with dated photographs and the pest control treatment certificate, and put your request in writing to the landlord or letting agent. If nothing happens, Environmental Health at the City of Edinburgh Council can look at it. A private rented home also has to meet the repairing standard set out in the Housing (Scotland) Act 2006, and a tenant can apply to the First-tier Tribunal for Scotland (Housing and Property Chamber) where it is not being met.
I am a landlord and the tenant caused it. Can I recover the cost from the deposit?
You can propose a deduction, and if the tenant disputes it the adjudicator at the approved Scottish scheme holding the deposit decides on the evidence. Dated photographs, the pest control treatment certificate and the written cleanup record are what a claim of that kind stands or falls on.
