End of Tenancy Cleaning in Polwarth.

Clean to the standard letting agents check at handover. Every job follows a room-by-room checklist, so the place is spotless when the inventory clerk walks in.

Moving out cleaning, end of tenancy cleaning, checkout cleaning: different names for the same job. This is the one letting agents mark against.

Polwarth clean

One clean. Full deposit. No stress.

Polwarth is Napier's HMO belt, so most flats here are licensed shares with more bedrooms than bathrooms. We price and time the clean for how many people actually lived there, not just how many rooms there are.

Property types we clean in Polwarth.

Polwarth and Fountainbridge are two markets sharing a border, and it is worth being clear about which one your flat is in.

Polwarth proper is older tenement, heavily converted to licensed houses in multiple occupation for the Napier Merchiston intake. Three, four and five bedroom furnished flats are the standard unit, concentrated on Bryson Road and the streets around it. Rooms here let for roughly £450 to £550 a month, against about £600 in the Marchmont and Meadows belt, which tells you both that this is genuinely a student area and that it is the more affordable one. Edinburgh holds 6,797 licensed HMOs, about 44 per cent of Scotland's entire licensed stock, and a meaningful slice of them sit in this belt.

Fountainbridge is newer. The regeneration along the canal and towards the Quartermile edge has added purpose-built flats let mostly to working professionals on year-round tenancies. Integrated appliances, shower rooms rather than bathrooms, and far less cornice and sash than Polwarth. Different problems, different timing, and generally an easier clean per bedroom.

      • Three, four and five bedroom licensed shares across Polwarth and Bryson Road
      • Older tenement stock with sash and case windows and high ceilings
      • One kitchen and often one or two bathrooms serving a full flat share
      • Newer-build professional flats through Fountainbridge and the canal side
      • Integrated appliances and shower rooms in the Fountainbridge stock
      • Rooms let cheaper here than the Marchmont belt, so occupancy tends to be higher

Common deposit issues in Polwarth rentals.

Deposits are held under a Private Residential Tenancy in SafeDeposits Scotland, Letting Protection Service Scotland or MyDeposits Scotland, lodged within 30 working days and capped at two months' rent. If your landlord failed to lodge it, the First-tier Tribunal can award you up to three times the deposit, which is worth knowing before you accept a deduction quietly.

In a licensed share the deposit is usually joint, and that is the thing that catches people in Polwarth. One person's unwashed shelf in the fridge is everybody's deduction. We clean the whole flat as one job for exactly that reason, and it is generally cheaper split five ways than five separate half-measures.

The work concentrates in three places. The oven and hob, which have taken a full academic year of five people cooking. The bathrooms, because they have taken five people's traffic rather than two. And the fridge and freezer, which in a share are almost always the worst room-for-room item in the flat.

      • Oven, hob, grill pan, extractor filter and the wall behind, after a full year of share cooking
      • Fridge and freezer defrosted, shelves out, seals and the space behind cleaned
      • Bathrooms and shower rooms in full, sealant, screens, tiling and extractors
      • Inside every kitchen unit and drawer, including the ones nobody claimed
      • Sash and case windows in the Polwarth tenements, runners and ledges included
      • Integrated appliance panels and seals in the Fountainbridge flats

      Getting to your Polwarth property.

Polwarth and Fountainbridge sit two miles or so west of the Old Town, on Lothian Buses corridors running into the centre and out to Gorgie. The canal path is the pleasant way in and the useless way to move cleaning equipment, so we come by road.

Both areas are outside the Low Emission Zone. Fountainbridge is effectively outside it bar its far eastern tip, and Polwarth is clearly outside. So no part of a job here depends on vehicle emissions standards. As everywhere in Edinburgh, the 20mph residential limit and the bus gates make journeys slower than the mileage suggests, which we build into the schedule rather than the price.

The Polwarth rental market we know.

Polwarth runs on the academic calendar, hard. Licensed share tenancies here run to the end of June or the first days of July, and the new Napier and university intake arrives from August. The changeover is concentrated into a few weeks and it is the busiest stretch of our Edinburgh year.

If you are in a share and moving out in that window, get the date in early and book the whole flat as one job. Five separate bookings in the same week in July is the single most expensive way to do this, and it is what happens when a flat share leaves it to the last fortnight.

Fountainbridge does not follow that pattern. Professional tenancies there turn over across the whole year, and it is generally straightforward to get a slot at short notice.

Cullen Property is the most established HMO specialist working this side of the city, with more than twenty years in Edinburgh HMO management and a 4.6 rating from over three hundred Google reviews. Umega, Grant Property and Clan Gordon all run licensed stock in the belt too. Licensed shares are inspected to the licence conditions as well as the tenancy, so the checkout standard in Polwarth is genuinely higher than in an ordinary let, and it is not a place to gamble on a quick tidy.

We found no dedicated competitor end of tenancy page for Polwarth or Fountainbridge when we researched the area. For an Edinburgh suburb with this much licensed rental stock, that is a gap rather than a signal that nobody needs the service.

      FAQ

      Polwarth cleaning FAQ

Common questions about our end of tenancy cleaning service in Polwarth.

Do you cover all of Polwarth?

Yes, we clean across Polwarth including Bryson Road, Polwarth Gardens, Fountainbridge, Merchiston edge, Harrison, and Canal side. Same fixed prices across every street.

How quickly can you book a clean in Polwarth?

Most Polwarth bookings are confirmed within a couple of hours during business hours. We aim to fit you in within 48 hours for standard cleans, sooner for urgent move-outs. Last-minute? Send the form and we'll see what's possible.

Do you also clean in nearby areas?

Yes, we cover the neighbouring Edinburgh areas including Gorgie and Dalry, Tollcross, Bruntsfield, Marchmont, and Stockbridge. Same fixed prices across every area we cover.

How long does an end of tenancy clean take?

The duration depends on the size and condition of your property. A studio or 1-bed flat typically takes 3-4 hours, while a 2-3 bedroom property usually takes 5-7 hours. We'll give you an accurate estimate when you book.

Do I need to be there during the clean?

No, you don't need to be present. Many customers arrange key handover or leave keys with a neighbour. We just need access to the property and will lock up securely when finished.

What if my landlord isn't satisfied?

We offer a 48-hour satisfaction guarantee. If your landlord or letting agent raises any issues with the clean, contact us within 48 hours and we'll return to address them free of charge.

Do you bring your own cleaning products?

Yes. We bring all products and equipment. Everything's included in the price; you don't need to provide anything.

How far in advance should I book?

We recommend booking at least 3-5 days in advance, especially during busy periods at the end of the month. However, we do accommodate last-minute bookings when possible.

How much does end of tenancy cleaning cost?

Fixed prices, no hidden fees. Studio £149, 1-bed £179, 2-bed £219, 3-bed £259, 4-bed £299, 5+ bed from £349. Add-ons: oven deep clean £55, fridge/freezer £25, pet surcharge from £20. Final price depends on property condition. We confirm before we start.

Do you guarantee I'll get my deposit back?

We guarantee the clean meets the inventory-clerk standard letting agents check. If your landlord or letting agent flags a cleaning issue within 48 hours, we come back and fix it free of charge. That's the 48-hour re-clean guarantee, included on every job. Every job also leaves with a timestamped photo record and an itemised receipt, the evidence SafeDeposits Scotland, the most used of the three approved Scottish schemes, asks for when a cleaning deduction is disputed.

      About Polwarth

      Move-out cleaning across Polwarth.

Polwarth is the licensed share belt that serves Edinburgh Napier's Merchiston campus, and Bryson Road is its spine. Three, four and five bedroom furnished flats dominate, rooms let for noticeably less than the Marchmont belt, and the tenancies run to the academic calendar. Fountainbridge, immediately east, is a different animal again: newer-build professional lets from the regeneration around the canal and the Quartermile edge. We cover both, and we quote them differently, because they are not the same job.

A licensed share is a different clean from a family flat of the same size, and Polwarth is mostly licensed shares. Five bedrooms means five people cooking in one kitchen and queuing for one or two bathrooms, for a full academic year. The bedrooms go quickly. The kitchen and bathrooms are where the hours actually go, and where the deductions come from if they are rushed.

The rental numbers here are real: Scotland's Census 2022 counts 25,503 households across the 2 wards covering Polwarth and Fountainbridge, and 7,709 of them (30.2%) are privately rented, compared with 23.1% across the City of Edinburgh as a whole. Every one of those tenancies ends in a checkout inspection sooner or later.
